Plans for County Hall

24 October 2025

Our plans for the future of County Hall are progressing, and the next step is for Derbyshire Dales District Council to consider our planning application in December.

We want to restore County Hall to its former glory, securing the building’s long-term future as a place that supports Derbyshire’s growth and heritage.

The proposals include:

  • the restoration and re-use of County Hall (Smedley’s Hydro) as a vibrant mixed-use destination
  • a new hotel and events venue in the restored south block and Winter Gardens, creating jobs and attracting visitors.
  • a new purpose-built modern office building
  • conversion of the north block and adjacent land into new homes, providing high-quality housing options for local people and supporting Matlock’s housing need
  • flexible workspaces for small businesses and start-ups, helping local enterprises grow
  • community and cultural spaces for events, weddings and local celebrations
  • restoration of the gardens and improved access including new pedestrian links, a mobility hub and a shuttle connection to the town centre

If you would like to, you can make your views on the proposals known to the district council. Visit Derbyshire Dales planning section and search for application reference 25/00271/OUT.

We’ll continue to keep you up-to-date as this important project progresses.
